Unhappy sudden PH crash?

Gghhhhh something is definitely wrong!
I am relatively new to this whole thing, so if I'm doing something obviously wrong...please let me know.
I have about a 4 gallon Fluval view aquarium, with one betta. I've had this tank for about a month. I do about 25-50% water changes once every 5 days. I test the water about once a week as well.
I use Amquel+ and Novaqua+ as my water conditioners.
In the past week, the PH has dropped from about a 7.2 to a 6 or below.
What is going on?!?!
Nitrates/nitrites are at a zero.
Two weeks ago, I did add some silk plants as well as some sand (brand Super Naturals) that was promised to be PH neutral. Everything was washed in hot tap water before I added it too. Could that be it? I've tested the tap water I pretreat and it's all at PH 7.2.
please help me! my betta's fins are starting to get tattered and I'm pretty sure it's because of how acidic the water is :(

Oh! And alkalinity is also low, at around 30 ppm.

In my treated tap water it's about 100-120.

I am not incredibly in the know, but I had an acidic problem awhile back and although it didn't change too much, I put a seashell in there and it slowly increases your ph. I don't have my betta in that tank anymore though, I just have two guppies in there now, but they seem to be doing just fine and the pH is around 6.8-7 most times I test.

If you do take my advice, obviously use a seashell that isn't too sharp because of your buddies awesome fins.
